Marketing Plan

Market Analysis

Ø In-home visit to preview property, obtain information on systems and updates, and walk the property.

Ø Determine the Fair Market Value of your home with a comparable market analysis.

Ø Provide an estimate of expenses, including realtor fees, tax stamps, inspection fees, and recording fees to provide you with a net proceeds amount.

Ø Execute a listing agreement authorizing us to market your property.

Property Enhancement

Ø We provide our sellers with a list of property improvements to enhance the marketability and produce the highest rate of return.

Ø We will help to coordinate repairs and subcontractors when necessary.

Ø We will help stage the property and provide referrals to professional home stagers whenever desired.

Ø Provide on-going recommendations for home improvements/enhancements based on buyer feedback.

Home Marketing Plan

Ø Prepare and submit accurate information to the Multiple Listing Service (MLS).

Ø Schedule a professional photographer to take pictures and develop an on-line photo gallery.

Ø Install a professional “For Sale” sign to generate buyer calls and interest.

Ø Set-up an MA Pass account to facilitate showings and provide sellers with buyer feedback directly from the buyer’s agent.

Ø Promote your home with other Re/Max agents and all other South Shore real estate agents.

Ø Host a Broker’s Open House to allow other agents with buyers looking for homes like yours to preview your home.

Ø Create custom brochure detailing the features of your home to provide to all prospective buyers.

Ø Schedule open houses to invite the general public and other agents to view the home.

Ø Feature your home in several internet real estate sites, including zillow.com, realtor.com, trulia.com, remax.net, boston.com, benandkaterealestate.com.

Ø Create a premier listing spot on Zillow.com through upgraded services.

Communication

Ø E-mail you with the MLS listing for your approval.

Ø Provide you with buyer feedback after every showing.

Ø Follow-up with all agents and prospective buyers after initial showing.

Ø Provide you with marketing reports throughout the entire process.

Ø Constantly review the marketing plan and make adjustments whenever necessary to ensure your home gets sold!

Managing the Transaction

Ø Carefully review and present all offers for your consideration.

Ø Qualify the buyers to make sure they will be able to purchase your home.

Ø Prepare a strong counter offer to create a solid offer.

Ø Advise and negotiate the entire transaction from offer to closing.

Ø Attend the home inspection and negotiate any items that the buyer request to be repaired prior to close.

Ø Supervise and help coordinate any agreed-upon home repairs.

Ø Organize the smoke and carbon monoxide inspections with the local fire department.

Ø Coordinate the bank appraisal.

Ø Organize the closing date and time with the closing attorney.

Ø Provide on-going communication throughout the entire transaction to make sure we get to closing on-time with no surprises!!
